New multi-family building in Whitehorse moving to construction tender

The Yukon government is advancing the development of a new multi-family building at 6095 Sixth Ave., the site of the now-demolished Ryder Apartments in Whitehorse, toward the construction tender stage.

The request for proposals for construction, issued May 29, will close on June 27. The goal is to award the tender later this summer, with groundbreaking expected later this year. 

Construction is expected to be completed by  the spring of 2026, with the aim of welcoming Yukoners and families home later in 2026.

The project will have 45 units, 12 of which will be designated accessible. It will also exceed energy efficiency requirements by 35 per cent. That means it will use less energy than similar buildings do, leading to reduced energy costs and a smaller environmental footprint.

The development will help ease the demand for affordable housing and support tenants in establishing a sense of home within their community, the government said June 6.

“Building a new multi-family building at 6095 Sixth Avenue in Whitehorse demonstrates our government’s commitment to creating more affordable housing options across the territory,” said Premier Ranj Pillai, who doubles as the minister responsible for the Yukon Housing Corp. “We look forward to community members in Whitehorse being able to call this new building home.”

The design contract was awarded to Kobayashi Zedda Architects for $676,000.

Ryder Apartments tenants were relocated primarily to the 401 Jeckell St. multi-unit building and other Yukon Housing Corp.-owned multi- and single-family units earlier in 2024.

A public information session to share the building’s conceptual design and functional planning with community partners was held April 22 in Whitehorse.
